Houses in multiple occupation (HMOs) put more demand on an electrical installation than a typical family home: more people, more appliances, more cooking, more chargers and often a building that has been converted and extended over the years. That means more to inspect and, often, more remedial work.
We carry out HMO EICRs, remedials and repairs for HMO landlords and agents across our coverage area — including university towns with large shared-housing markets such as Brighton, Guildford and Reading — and provide the documentation you need for tenants and your local authority.

Licensing-ready paperwork
Reports, certificates and remedial confirmations are provided in a form you can submit to the local authority with a licence application or on request.
Working around tenants
Shared houses mean several tenants to coordinate. We'll arrange access and explain when power will be off, keeping disruption to a minimum.
Turnaround between lets
Student and shared lets often change over in summer. Book inspections and remedials early and we'll plan around your void periods.

HMO licensing
Larger HMOs require a mandatory licence from the local authority, and many councils run additional or selective licensing schemes. Councils will normally expect to see a current satisfactory EICR — check your council's licence conditions.
The same 28-day rules apply
HMO landlords in England are covered by the Electrical Safety Standards in the Private Rented Sector Regulations 2020: five-yearly inspection, copies to tenants within 28 days, and remedial work within 28 days or sooner if specified.

Does an HMO need an EICR?
Yes. Privately rented HMOs in England are covered by the 2020 Regulations, requiring inspection at least every five years, and licensing councils will normally ask to see a current report.
Is an HMO EICR more expensive?
Usually, because HMOs tend to have more circuits, more rooms and communal areas to inspect. We'll quote once we know the number of rooms, floors and circuits.
