Private landlords in England have specific legal duties for electrical safety. The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require the fixed electrical installation to be inspected and tested by a qualified person at least every five years, with the report supplied to tenants and, on request, the local authority.
We work with individual landlords, portfolio owners and letting agents to keep that process simple: tenant access arranged, inspections carried out, reports delivered promptly, and any remedial work quoted and completed within the required timescales — followed by written confirmation for your records.

Key landlord deadlines (England)
Under the 2020 Regulations, landlords must give a copy of the EICR to existing tenants within 28 days of the inspection, to new tenants before they move in, and to the local authority within 7 days if requested. Where remedial or further investigative work is required, it must be completed within 28 days or any shorter period specified in the report, with written confirmation supplied to the tenant and local authority within 28 days of completion.
Council licensing schemes
Many councils run additional or selective licensing for rented homes, and licence conditions commonly require evidence of electrical safety. In our area, Brighton & Hove, Reading and Croydon all operate or have recently introduced schemes — see our Brighton, Hove, Reading and Croydon pages for details, and always check your council's current requirements.
Social housing is now covered too
The same five-yearly inspection duty was extended to registered providers of social housing in England: for tenancies granted from 1 December 2025, and for existing social tenancies from 1 May 2026. Housing associations and councils should check their programme against the deadlines in the amended Regulations.
Other regions
The rules differ in Scotland, Wales and Northern Ireland. Our coverage is in England, but if you have properties elsewhere check the local requirements.
How much do landlord electrical services cost?
Every job is different, so we price it once we understand what's needed. The main factors are:
- Number of properties and circuits
- Single lets versus HMOs or blocks
- Tenant access arrangements
- Volume and urgency of remedial work
- Ongoing call-out cover for tenant-reported faults
We explain charges before we attend and agree the price of any work with you before it starts. Sending photos in advance helps us quote more accurately.
Landlord Electrical Services: FAQs
How often do landlords need an EICR?
In England, at least every five years, or more frequently if the previous report recommends it.
Can you deal directly with my tenants?
Yes. With your permission we can contact tenants to arrange access, keeping you or your agent informed throughout.
Do you work with letting agents?
Yes. We can work to an agent's instructions and send reports and invoices to the agent or landlord as required.
What does an Unsatisfactory EICR mean for my let?
It means remedial or further investigative work is legally required within 28 days (or a shorter period if stated). We can quote quickly and complete the work so you can supply written confirmation on time.
